Geoff Passo has had a passion for learning from an early age. He used his belief in and knowledge of energy design & management gleaned from his association with the alternative energy pioneers working for Los Alamos and Sandia National Laboratories to win a competitive process to develop a 22,500+ SF office/warehouse building for the BLM in Santa Fe, New Mexico (with a companion 3-story 80,000 SF Office Building that was completed by his partner 2 years later). By using what is now called “green technology” he underbid his competitors by shaving $1 per square foot off his utilities costs with a full service gross lease. In fact, his actual savings in operating expenses were closer to more than $2 per square foot, thus, leaving him a profit of $1 per square foot extra on a Full Service Gross (FSG) Lease.
EXPERIENCE
Mr. Passo learned the commercial real estate business from the ground up. Starting by paying for his college by working as a laborer on highway projects in Indianapolis, Indiana during the summers then after college when moving to New Mexico going from being a carpenter/mason to contractor then a developer/designer of a build-to-suit for the federal government and finally a commercial real estate broker since 1990 in Las Vegas, Nevada.

Feb 2010 ― $750,000 private money, non-real estate based loan for Chris Lowden (collateral was stock & stock options)
Jun 2008 ― Facilitated $500,000 in hard money financing
Nov 2007 ― Facilitated $1,000,000+ in hard money financing
Apr 2006 ― Represented the Owner on the sale of a 10,000 SF Office Building located on W Sahara Avenue to a national insurance company
Nov 2005 — Represented the Owner (Gary Tharaldson of Tharaldson Lodging — www.tharaldson.com) of a 50 acre, mixed use project on the south Las Vegas Strip just south of the new South Coast Casino-Hotel in its sale to Centex Homes for $125M ($125,000,000)
