The Rice University Endowment is approximately $6 billion, and, ranks in the top 20 endowments of private research universities (by market value) in the US. The endowment is critical to the university’s ability to achieve its goals. The annual distribution from the endowment funds nearly half of the university’s annual operating budget. The Rice Management Company (RMC) was established October 1, 2009, as a division of Rice University. The goal of the RMC is to provide a stable source of funding for current university operations and to preserve and grow the purchasing power of the endowment to benefit future generations of students. The RMC is responsible for all endowment matters of the university including asset allocation, the selection and termination of investment managers and monitoring performance of the portfolio, and reporting to the Rice Management Company Board of Directors. The endowment primarily utilizes outside investment managers and invests globally across all asset classes.

The Investment Manager, Asset Management position will be responsible for helping the real estate team to execute the long-term vision for, and maximize the long-term performance of real estate assets owned directly by the Endowment. The primary focus of this role will be RMC’s Rice Village property. Rice Village is a 300,000 square foot predominately retail neighborhood in the heart of Houston. Working in conjunction with RMC senior leaders, the Asset Manager will help drive long-term planning efforts and develop a multi-year strategy for the cultivation of a premier retail and mixed-use destination. This individual will be responsible for all major property-level activities including asset operations, leasing, capital improvements, and financial performance. Finally, a successful candidate will embrace RMC’s overall investment mission and have the desire and skills to participate in investment analysis and special projects for the real estate assets owned directly by the Endowment.

Education Preferred:
  • Bachelor’s degree in finance, business, real estate, or another related field
  •  MBA in related field

Duties: 

- In cooperation with RMC leadership, executes the long-term vision and strategic plan for the positioning, and management of Rice Village
- Prepares and executes annual asset-level business plans 
- Takes primary responsibility for P&L results and performance relative to budget
- Works with senior real estate team to develop and maintain retail strategy
- Develops a strategic leasing plan with careful consideration of tenant mix, diversification, credit requirements, target rents, and all critical lease terms
- Oversees and coordinates with third-party property managers to identify operational issues and opportunities, and implement strategies to maximize ongoing performance
- Identifies and selects leasing brokers, negotiates brokerage agreements and leases, and acts as RMC’s representative on broker relationships
- Works closely with RMCs Managing Director Real Estate to coordinate any significant planning and development initiatives at Rice Village
- Liaises with third-party development partners as well as internal resources to ensure appropriate coordination and planning with respect to ongoing operations
- Completes reporting and review of leasing status, operating/financial performance, variance analysis, general ledger review and operating/capital project status
- Maintains familiarity with current market rates and lease terms
- Reviews and approves all proposed tenant improvement expenditures and other capital expenditures at the properties
- Helps represent and promote Rice Village externally within the community and university
- Completes other duties as assigned
